The architecture firm Cadaval & Solà-Morales, based in Barcelona and Mexico City, is finalist in the FAD 2020 Awards in the International category for CH-REURBANO, the recovery of a complex of three buildings in the urban center of Mexico City with the intention of being a redevelopment project in the area.

It is located in Mexico City, the capital of the United States of Mexico. CH-REURBANO is a mixed building, a type of building that is banned in the city. That is why, being a rehabilitation of an existing building, they were able to continue with the initial purpose of the building and focus on preserving the essence.
The proposal designed by Cadaval & Solà-Morales tries not only to focus on a heritage restoration, but to preserve the characteristic essence of the building. Therefore, the constructive elements adapt to the style of the ancient elements so as not to make a striking contrast.

Due to structural problems found by being located in muddy terrain, they remove the volume from the central part of the building and erect an interior courtyard that would establish a transit and ventilation center to make the building function as a single volume and to be efficient.

The building program maintains its original intention to house various uses. On the ground floor we can find the commercial premises that make the neighborhood come alive and be safer. On the first floor there are small offices for small entrepreneurs. On the second and third floors is where the houses are located.

Finally, on the roof floor there is an urban garden that supplies the neighborhood. They create a complex where a person could live, stock up on food and work in a nearby area.
 

Description of project by Cadaval & Solà-Morales

The project seeks to maintain the existing building as much as possible, as well as enhancing the value of its inherent construction properties. The proposal intends to broaden the official proposed conservation plan by committing to preservation international standards, where preservation goes beyond the façade and undertakes virtually the whole building. The idea is to go even further of the maintenance of the existing structure; the project seeks to preserve its ‘essence’. All the new additional construction elements are set up in harmony within the space, being discreet and allowing the prevailing to stand out.

The existing construction operated truly like 3 separate buildings, with no connection within them, and had been abandoned for a few years. Its structural stability was compromised due to a differential subsidence of its foundations. In response to these conditions the project supports the idea to extract the central part of the building; by generating a central patio, the mass of the building is reduced and therefore it controls subsidence differences. By correcting the load of the structure, the new patio can operate as a new central circulation and as a ventilation system, which allows the building to function as an efficient unit.

CH-REURBANO is a mixed-use building in a city where, senseless, this type of buildings is not allowed in many of its areas. Taking advantage of the preexistence of those different uses throughout time, a legal argument was made to maintain the old permit and incorporate them in the current layout. A similar argument allowed us not to provide dozens of parking spaces: a building where cars are not welcomed in a city that is addict of them.

The ground floor is dedicated to commercial spaces that enliven the street, inhabit it, and bring inn security. The first floor is occupied by small format offices, mainly startups and entrepreneurs. The second and third floors are apartments of various sizes and configurations. Finally, the roof plan is occupied by an urban orchard. 

The project is an exploration of an essential architecture: highlighting what is indispensable and removing what is not necessary. The project seeks for a harmonic relationship between the new and the old.

CADAVAL & SOLÀ-MORALES was founded in New York City in 2003 and moved to both Barcelona & Mexico City in 2005. The studio operates as a laboratory in which research and development are key elements of the design process. The objective of the firm is to create intelligent design solutions at many different scales, from large projects to small buildings, from objects to city fractions.

The studio has won numerous awards including the prestigious Bauwelt Prize (Munich 2009), the Young Architects Prize from the Catalan Institute of Architects (Barcelona 2008), the Design Vanguard Award (New York 2008), a Mention of Honor for Young Architects from the IX Spanish Architecture Biennale (Madrid 2007), The Silver Medal of the XI Mexican Architecture Biennale (Mexico 2010) and the Prize of the Ibero American Architecture Biennale (Cadiz 2012).

EDUARDO CADAVAL is a licensed architect with a BA from the National University of Mexico (with special honours) and a Master of Architecture in Urban Design from Harvard University.

He is associate professor of Urbanism at the Barcelona School of Architecture, ETSAB, UPC. Visiting Professor at University of Pennsylvania, and at Calgary University's Barcelona program. Eduardo was awarded with the National Council for the Arts Young Creators Awards, from the Mexican government.

CLARA SOLÁ-MORALES is a licensed architect with a degree in Architecture from the Barcelona's School of Architecture, ETSAB, UPC, and holds a Master in Architecture (MArch II) from Harvard University. She is an associate professor at the Barcelona School of Architecture, ETSAB, UPC.

She has been associate professor at the school of Architecture at the Rovira y Virgili University, as well as professor and Head of Graduate Studies at the Barcelona Institute of Architecture (BIArch).  She is a PhD candidate for the Barcelona School of Architecture, ETSAB, UPC.
