Dutch architecture practice KAAN Architecten was commissioned to design the Matchbox building in Strijp-S, Eindhoven, the Netherlands. It occupies a triangular plot at the entrance to this former Philips industrial site, now transformed into a mixed-use urban district that combines industrial heritage, new housing, and cultural programs.

Matchbox is a mixed-use building erected in Strijp-S, an urban project that has become one of the largest regeneration projects in the Netherlands. Conceived as a compact, self-contained volume, it organises various programs around communal spaces and contributes to the consolidation of a greener, more livable urban environment.

KAAN Architecten's design for Matchbox combines 36 social rental apartments with offices, retail, and hospitality spaces distributed on an active base. Its design adopts a freestanding volume with a triangular geometry, organized by a modular grid and continuous balconies. The apartments and offices are arranged around a communal garden and shared outdoor spaces.

Matchbox is built almost entirely of wood, with a structure based on timber beams and columns and CLT floor slabs. The façade combines azobé wood in the load-bearing elements and galleries with bamboo infill panels. Only the prefabricated concrete stabilizing core and the glazing are outside its bio-based construction system.

Designed by KAAN Architecten as a calm landmark within the former Philips industrial area, the building is constructed almost entirely of timber, offering a deliberate alternative to conventional, concrete-dominated urban construction. Defined by a clear modular grid and continuous balconies, Matchbox brings together offices and social rental apartments around a communal courtyard garden. The building strengthens the connection between the industrial zone to the south and the new residential developments to the north.

Strijp S exemplifies large-scale urban transformation. The former Philips factory site is evolving into a vibrant city district that preserves industrial heritage while introducing new housing and cultural programs. In this context, KAAN Architecten presents Matchbox, which occupies a triangular plot at the entrance to the area, completing the wedge-shaped master plan and contributing to a greener, more sustainable urban environment.

Situated next to the 70-meter-high Trudo Tower, Matchbox avoids architectural spectacle in favor of a sober, rational approach that evokes early-modernist factory buildings. The result is a clearly defined, freestanding volume with four equally expressed façades. The name Matchbox refers to the rhythm of the façade grid, articulated through a consistent 22 cm timber module, reminiscent of matches. The façade combines Azobé timber for load-bearing and gallery elements with bamboo infill panels, both of which will naturally weather to a silvery gray tone. Balconies and full-height opening doors enhance openness and support everyday use.

With a total floor area of approximately 5,000 m², the building accommodates 36 social rental dwellings above a functional plinth. The ground floor hosts workspaces, retail, and hospitality, including Bakkie 040, a socially engaged coffee bar that animates the street level. Trudo’s headquarters occupy the first and second floors and are designed as healthy work environments with open staircases and interconnected spaces. The residential levels overlook both the inner courtyard and the surrounding city. A rooftop courtyard atop the plinth provides a protected communal outdoor space for residents, bringing daylight, air, and a sense of openness to the Apparatenfabriek.

Developed by the housing association Trudo, the project demonstrates how social rental housing can integrate architectural quality, sustainability, and liveability. Matchbox is conceived as a CO₂-neutral building. Apart from glazing and a prefabricated concrete stability core, the structure is almost entirely bio-based, using timber beams and columns and CLT floor slabs. The project meets strict requirements for timber construction, including structural integrity, acoustics, and fire safety. It also complies with the Dutch MIA and Vamil scheme and achieves performance targets, including an MPG below 0.5, a disassembly potential exceeding 25 percent, and calculations for financial residual value.

As KAAN Architecten's first timber building, Matchbox exemplifies an ongoing exploration of more sustainable construction methods.

KAAN Architecten is a Dutch architectural firm based in Rotterdam, São Paulo, and Paris, with over 30 years of experience in a wide range of scales and typologies. Kees Kaan, Vincent Panhuysen and Dikkie Scipio founded KAAN Architecten in 2014.

Through a collaborative and analytical design approach, KAAN Architecten promotes quality, pragmatism, and the Dutch building traditions of sustainability and welfare. This is further refined by merging practical and academic expertise, which supports their response to the increasingly challenging complexities and contradictions of the built environment.

Led by Kees Kaan, Vincent Panhuysen and Dikkie Scipio, the firm comprises an international team of architects, landscape architects, urban planners, engineers, and graphic designers. KAAN Architecten believes that cross-pollination between projects and disciplines fosters the essential critical discourse within the firm.

Since its establishment, KAAN Architecten has engaged in a diverse array of projects within both the public and private sectors. Over time, project teams have evolved to become progressively multidisciplinary and dynamic. · Kees Kaan (1961). From 1988 until 2013, he was the founding partner of Claus en Kaan Architecten. Kaan graduated from the Faculty of Architecture at TU Delft in 1987. Since 2006, he has been a professor of Architectural Design at TU Delft and the initiator of the Complex Projects Chair, launched in 2012. The Chair's research focuses on large-scale projects that characterise this era of rapid global urbanisation. In 2019, Kaan was appointed Chairman of the Architecture Department. Moreover, he has been a Principal Investigator at the Amsterdam Institute for Advanced Metropolitan Solutions (AMS) since 2016. Kees Kaan is a lecturer and member of various juries and boards in the Netherlands and abroad. Numerous books and exhibitions have been dedicated to his body of work. In June 2024, Kees Kaan was officially inducted as a member of the Académie d'Architecture.

· Vincent Panhuysen brings expertise and vision to each project he undertakes. His impact on the architectural landscape is profound, with a diverse portfolio encompassing court buildings, university centres, governmental and cultural institutions, crematoriums, and apartment complexes. Panhuysen's approach to design is marked by a deep commitment to the entire process, from conceptualisation to construction. While he values functionality and clarity, his architectural ethos transcends passing trends, emphasising a timeless elegance rooted in relaxed functionalism. Central to his design philosophy is a dedication to creating spaces that prioritise spaciousness and clear organisation, hallmarks evident in the work of KAAN Architecten. His role as a visiting professor at Delft University of Technology further underscores his commitment to shaping the future of architecture through education and mentorship. For his special and careful guidance in the renovation of the Provinciehuis of North-Brabant, Vincent Panhuysen was awarded the "Commissarispenning", a medal of merit from the Commissioner of the King, Wim van de Donk, in 2015.

· Dikkie Scipio has been trained in various disciplines. She holds a master’s degree in applied arts, industrial, and interior design from the Royal Academy of Arts in The Hague and afterwards qualified as an architect at the Rotterdam Academy of Architecture. Simultaneously, she owned a gallery in Amsterdam and a design studio in Utrecht. Scipio’s training allows her to lead work, ranging from large-scale master plans in urbanism and architecture to furniture and interior design, from the initial concept to execution. She is an expert in managing complex projects and processes, with a particular focus on museums and heritage renovation. Scipio is also a writer, columnist, international lecturer, and a member of several boards and juries. As a spokeswoman for integrated art and craftsmanship in architecture, her views have been featured in many publications and documentaries. Since 2019, she has been a professor at the Münster University of Applied Sciences, where she holds a chair in Architectural Design. In 2023, Dikkie Scipio was recognised as Woman Architect of the Year by the Prix des Femmes Architectes.
