Because of the lack of agreement for knocking down the existing market and constructed a new one Bandada Studio reached this elegant solution which allowed to the market to remain worked by normality while the works were realized, building a new modular front and a new cover.
Description of the project byr Bandada Studio
The architectonic solution derives from the difficulty to reach an agreement with the tenants of the market facing a previous demolition process and the construction of the new market afterwards.
Political instability caused by short periods of borough mandate made market tenants reluctant to leave their stalls during the work process and they finally disapprove the original project.
Given this scenario, we opted to propose another project, based on projecting a constructive system that was able to be built over the existing market, without the need to stop the activity in it.
Two stages of intervention were defined, the first one starting with the construction of a new foundation at the outer perimeter of the existing market, and then building the new façade and gates upon it. The second stage consists of constructing the new structure and placing the roof above it. One this stage is completed, the original cover would be remove.
In order to make this first phase possible, we proposed to create a repeated unit that will incorporate the façade, structure and rainwater capture system, and furthermore, it will provide a big change in the image of the market.
The unit is formed by two lateral pillars which will support the roof structure and a central pillar which will support the façade.
The constructive system of the façade is divided in three parts. The upper part is fully open. It is intended that the heat gathered in the light cover area will be pulled out by cross ventilation. Beside, a cantilever will create more shade, so that the solar radiation reaching the building is decreased. The middle part, which is located immediately below the top is going to control the sunlight. This part consists of translucent polycarbonate panels that allows to regulate the passage of heat, while, during the night, it becomes a lamp. The bottom, corresponding to the doors, is made from strips of wood (a combination of wood and PVC). When closed, these gates serve the dual purpose of preventing the entry of passers-by and allowing ventilation in. During the day, the open gates stand in front of the polycarbonate, protecting it from excessive solar radiation.
Working with the community and the tenants of the market was essential to jointly define a proposal that would fit the interests of all parties and thereby, enable the construction to begin.
After several meetings, we reached a consensus on the stages of the construction work, the distribution of the affected stalls and the new facilities that would be incorporated in the new building.
One of the most important agreements was to build the façade in the first stage instead of the cover, as it was consider in the first place. We, jointly, decided to do it like this so that we could show this positive change in the exterior of the market and dispel the doubts that some sceptical group had, thus making the process easier and without any social conflict.
Finally, the first stage came to an end and the difference was instantly clear. The dark and small market was beginning to have a new shiny presence in the neighbourhood.
