As a result of an initiative by the neighborhood community in the La Floresta residential area, located in the Spanish town of Sant Cugat del Vallès, the Zaga Arquitectura architecture studio has rehabilitated a disused collective housing building popularly known in the area as «Les Cases dels Mestres».

The complex, which is located in an area of ​​great natural value next to the La Floresta School, responded to the common features of 20th century buildings that are currently outdated. Therefore, the rehabilitation project adapts the building as cooperative social housing, highlighting its original identity.
The project developed by Zaga Arquitectura takes the original building as a reference, improving its habitability and flexibility conditions, in addition to promoting a much more direct relationship between the resident and a privileged environment. The homes are made up of simple volumes and short spans, which is why they are organized into two bays that separate their public and private areas.

The construction promotes sustainability and a low carbon footprint through the use of locally sourced, non-polluting materials, a prefabricated timber frame structure or a high degree of insulation. The project focuses on resolving aspects such as the accessibility of the building, the size of its rooms, flexibility in use or the energy efficiency of its envelope.

Project description by Zaga Arquitectura

Right next to La Floresta School, in an area of outstanding natural value bordering the wooded mass of the Parc de Collserola, there is a building that was originally used to house the teachers who worked at the school. This place was popularly known as Les Cases dels Mestres. The building was constructed in 1969 and designed as a typical low-cost housing development. These buildings, severe and honest, responded to some standard features: simple and unprejudiced volumetrics, slightly traditional language, very short structural bays, and rational and limited-cost construction methods. The houses lost their raison d'être, and the dwellings fell into disuse. Despite this, they remained present in the population's memory, and decades later, a neighbourhood movement has managed to rehabilitate it for use as cooperative social housing.

The refurbishment project aims to adapt the place as cooperative social housing, to enhance its original identity and allow the necessary flexibility in the configuration of the different units. The proposal is based on adding two new bays, one on each long façade. Two new constructions that dialogue with the original building, accompanying and complementing it. They make it possible to resolve its shortcomings in aspects such as the accessibility of the new dwellings, the size of their rooms, the flexibility of their use, or the energy efficiency of roof and façades.

The first of these new wings, the one that receives the visitor from the east, offers a series of walkways and stairs that adapt to the steep slope of the terrain and accompany the user to the door of each house. This new façade has a series of layers added to the original building, revealing what it once was and giving it a new dimension. The new access walkways also become pleasant terraces for rest and communal living, overlooking the surrounding natural environment.

The western bay, which is more private, allows the surface area and height of the dwellings to be increased to 11 units plus a communal space. This façade has a different relationship with the surroundings. It is allowed to play with the slope of the land, breaking it, letting itself be carried away by its influence, spilling its windows downhill. The resulting dwellings, therefore, can mantain the spirit of the existing premises, improve the conditions of habitability and versatility, and favor a much more direct relationship between the resident and a privileged environment.

It is important to note that from its initial approach, this project has focused on reinforcing a series of essential values, such as :

Participation and inclusion
In this project, the usual work process has been substantially modified. During the project's conception and construction, the user has been placed in a powerful position, actively participating in taking a large part of the decisions. In the design phase of the homes, workshops were organized in which all the residents could evaluate and choose between the different distribution options, which made it possible to offer homes suitable for the different family units and with sufficient flexibility.

Self-build
In the construction phase, the users contributed to their work, carrying out interior refurbishment tasks in the homes through training workshops. This work made it possible to achieve a twofold objective: to reduce the cost of the work and, therefore, the income that each family unit had to contribute and to increase the degree of identification of each person with their new home.

Sustainability
One of the basic premises of the cooperative was to create a building with a demanding degree of sustainability and a low carbon footprint: this includes the use of local materials of non-polluting origin, opting for a prefabricated timber-framed structure, providing the building with a high degree of insulation and installing efficient collective installations such as a central pellet boiler or a system for the recovery and treatment of grey and rainwater.

Refurbishment and collective memory
As mentioned above, the building to be refurbished was disused and abandoned. The project made it possible to recover a building that has proven to be viable and thereby strengthen the collective memory and cohesion of the community.

Well-being and contact with nature
The project has sought to make the most of the building's exceptional location, creating private and collective spaces that allow for the reconciliation of collective meetings and privacy, community activities, and personal relaxation, all in direct contact with the surrounding nature.

Zaga Arquitectura. Architecture studio founded in 2010 by Nicolás Markuerkiaga and Emilio Fernández, established in Barcelona, ​​Spain. It is founded as a platform for the development of architecture from its multiple facets: public and private work, renovation, public space, competitions, research and teaching.

Nicolás Markuerkiaga. Architect who has maintained a professional office in Barcelona since 1999. In 2010 he founded ZAGA, a studio with which he has carried out numerous works in the field of architecture and urban design. Since 2014 he has been a member of Ryder Alliance, an organization dedicated to exchanging knowledge and coordinating work from offices around the world.

He works as a teacher and researcher at LCI Barcelona, ​​both in the Interior Design Degree and in the Experiential Interior Design Master. He is currently writing a Doctoral Thesis at the Universitat Politècnica de Catalunya.

He has given lectures and presentations about his work at institutions in Europe and South America such as Strathclyde University in Glasgow, Moderna Museet in Stockholm, Cardiff University in Wales or Universidad Finisterrae in Santiago de Chile.

Emilio Fernández. Architect by ETSAV- UPC in 2000, with a Master in Urban Planning and Real Estate Management from the Autonomous University of Barcelona (2006-2008). Co-founder of Zaga Arquitectura.

In 2010, when the studio was founded, he already had a solid track record in the construction and real estate sector. He worked at DryWall from 1992 to 2000 and was Technical Director of the developer Piedras del Pirineo from 2001 to 2009. All this knowledge was fundamental to establishing the values ​​of ZAGA Arquitectura.

Jordi Trias. Architect by ETSAB-UPC in 2001, with a Master's Degree in Architectural Technology. Restoration (UPC) and Postgraduate in Architecture Renovation (UPC Foundation). LEED Green Associate.

Jordi joined ZAGA Arquitectura in 2014 to contribute his solid track record in heritage rehabilitation and conservation over the last 15 years. He is also an experienced BIM manager and responsible for implementing the BIM environment in the practice methodology.

Mariana Plana. She studied architecture at the University of North London and the Universitiat Politècnica de Catalunya, where she graduated in 2001. She joined ZAGA in 2015, incorporating her experience into the area of ​​architecture, rehabilitation and interior design.

Between 2001 and 2005 she collaborated in prestigious offices such as Ravetllat / Ribas in Barcelona or the Architectural Research Unit led by Florian Beigel in London. In 2005 she founded RHP arquitectes, developing important projects for the company BestSeller, among which the showrooms located in Madrid, Barcelona, ​​Bilbao and Vigo stand out, as well as the company's headquarters, located in Malaga.
