The first of the two towers planned for 400 Lake Shore Drive —situated at the confluence of Lake Michigan and the Chicago River and designed by SOM in collaboration with Davis Childs— has reached completion following the installation of its 25-meter crown. Rising to a height of 261 meters, the 72-story building is designed for residential use.

Located on a prominent, wind-exposed site, the tower’s design responds with an elegant, functional form featuring stepped setbacks, terraces, and a slender profile; this shape was refined to withstand high winds through wind tunnel testing and further analysis conducted by RWDI.

The North Tower, designed by SOM in collaboration with the late Davis Childs, is distinguished by its unique silhouette featuring stepped terraces, thereby establishing a new architectural landmark. Its façade reinterprets the classic Chicago window for a contemporary skyscraper, presenting a faceted glass curtain wall that adds texture, rhythm, and depth, all topped by a 25-meter crown.

The summit—which conceals mechanical systems and the building's maintenance unit—is capped by a crown rising 25 meters above the uppermost floors, extending the stepped façade's design language all the way to the top. Its steel and concrete structure creates a refined, clean, and seamless appearance while also supporting the lightning protection system.

Upon the tower's completion, the 400 Lake Shore Drive project will open a new gateway to downtown Chicago from the lakeshore. The north and south towers are angled relative to one another to preserve panoramic views and create a distinctive presence at the edge of Streeterville. As part of a broader set of public amenities planned for the waterfront, the towers frame a new public space featuring open areas, outdoor amenities, and improved pedestrian connections to both the lake and the river.

David Magie Childs (1941–2025) was one of the United States' most influential architects, renowned for leading the design of One World Trade Center in New York—the skyscraper that replaced the Twin Towers and became the tallest building in the Western Hemisphere upon its opening in 2014. He worked for the prestigious firm SOM for five decades until his retirement in 2022.

His career began in 1970, when President Richard Nixon appointed him head of the National Capital Planning Commission. During this period, he coordinated projects such as the master plans for the National Mall, Constitution Gardens, and the National Geographic headquarters. His success in public and urban planning solidified his reputation as a strategist capable of handling projects of immense political and technical complexity.

In 1984, he moved to New York, where he transformed the Manhattan skyline with major commercial projects. His most notable works include the Worldwide Plaza complex (1989), the Bertelsmann Building in Times Square (1990), and the imposing Time Warner Center at Columbus Circle (2003). His approach was characterized by a rejection of repetitive personal styles; instead, he preferred that each building respond uniquely to the needs of its specific environment.

His greatest legacy was established through the reconstruction of Ground Zero following the September 11 attacks. Childs first designed the new 7 World Trade Center (2006) and subsequently took on the monumental task of designing One World Trade Center. His design combined an avant-garde glass aesthetic with the world's strictest standards for safety and structural resilience. A recipient of the prestigious Rome Prize, Childs passed away on March 26, 2025, leaving an indelible mark on the history of modern architecture.
